Bridge Loan: Short term loan to bridge the borrower over to permanent financing.  5.365 APR and 4.75% fixed interest rate for 12 months term - based on a $100,000.00 loan amount and credit score above 700. Balloon Payment is due at maturity.

Lot Loans:  Land loans to start the financing process.  5.592% APR and 5.50% fixed interest rate - amortized up to 15 years with a 5 year balloon - based on a $75,000 loan amount and credit score above 700.

If the Prime Rate changes, your interest rate and payment will adjust accordingly. A balloon payment may result, if applicable. Maximum interest rate is 24%. Requires an initial draw of $10,000 at closing. The advertised rate is available to applicants with a minimum credit score of 725 and a maximum loan to value of 80%. Your rate may also be different depending upon your credit history.  Minimum line amount is $25,000. Maximum line amount is $500,000. Loan term is ten years. Draws and payments can be made during the entire term of the loan.  Lines over $250,000 in first lien position may require title insurance. Minimum monthly payment for a HELOC is $100 or the balance owed if it’s less than $100. Monthly payment is 1% of the principal balance at the time it bills each month, so it will fluctuate month to month. There is an annual fee of $50.00 that is waived the first year, an appraisal fee of $95.00 and a doc fee of $50.00. Property insurance is required. Flood insurance may be required. 1-4 family owner occupied properties only. Property must not be currently listed for sale. New lines of credit only. Maximum debt-to-income ratio of 40%.
